How this works

Two businesses are involved and only one of them lends money. Here is which is which, how an inquiry travels between them, and where the money comes from.

The two sides of it

Philly Metro Mortgage is a marketing and lead-generation company. We own the domain, write the pages, run the search work, pay for the phone number, and operate the AI assistant that answers it. We collect what you tell us and we introduce you to a lender. That is our entire half.

The lender is a separately licensed Pennsylvania mortgage company. It gives the advice, quotes the rate, runs credit, takes the application, orders the appraisal, issues the disclosures, underwrites and closes the loan. That is its entire half, and none of it is ours to touch.

The line between the two is not a formality. We are not licensed to originate a mortgage loan, so we do not offer or negotiate loan terms, and our assistant is built to refuse the question rather than guess. When someone asks the assistant what rate they can get, the honest answer is that a licensed lender answers that, and that is the answer it gives.

What an inquiry actually does

You call or send the form

Either one is a request to be contacted about mortgage financing. Nothing is an application, no credit is pulled, and it costs nothing.

We take down the basics

Buying or refinancing, where, roughly what price, when, and how your credit looks from where you sit. About ten questions, five minutes, no documents.

We ask before we pass it on

On the phone the assistant asks permission out loud and stores your answer in your words. On the form it is the consent box. Say no and no lender sees it.

One licensed lender calls you

Usually the same business day. From that point the loan is between you and the lender. If it goes quiet, call us and we will chase it.

How we decide who calls you

We work with one licensed Pennsylvania lender at a time, so most of the time there is nothing to decide. When there is more than one, the inquiry goes to whichever of them fits, on facts about you rather than facts about our contract:

What never enters that decision is money. No lender can pay for more inquiries, better inquiries, a higher position, or a mention on this site. We write down the reason each introduction went where it did, so the question "why did this one get me" has an answer on file rather than a shrug.

And we do not present this as a shopping comparison, because it is not one. There is no ranking here, no scoreboard of lenders, and no claim that we searched the market for you. Compare offers by all means; getting a second quote from a bank of your own choosing is a sensible thing to do, and it costs you nothing with us.

The assistant on the phone

Every call to (267) 828-9067 is answered by an automated AI assistant, at any hour, business hours included. It says so in the first sentence, along with the fact that the call may be recorded, which Pennsylvania law requires before recording anyone. It takes notes, answers questions about programs and local costs, and reads the callback permission out in full before the call ends.

It will not claim to be a person, quote a rate, tell you the loan is approved, take a Social Security number, or push you to decide anything. Every call is checked afterwards against exactly those four things, and any call that trips one gets read by a human. Our number takes calls; it does not make them, so nothing here starts an outbound marketing call to you.

Who pays whom

The lender pays us for the marketing and technology services we provide: this website and the local content on it, the search work behind it, the phone number, the AI assistant, the systems that carry an inquiry, and the reporting that goes with them. You never pay us anything. What the lender pays us does not depend on your loan amount, your interest rate, the fees you are charged, or whether your loan closes, and no part of what you eventually pay the lender comes back to us as a share.

Federal law takes this seriously enough to name it: the Real Estate Settlement Procedures Act prohibits paying for mortgage referrals, so what a lender buys from us is the marketing operation, not your introduction. It is also why nothing on this site is arranged to steer you.
