Terms of use

The rules for using this site, in the plainest language we could manage without leaving anything out.

Effective August 24, 2026. Version 2026-08-24.2. These terms are a contract between you and Philly Metro Mortgage. Read them before you use the site or send us your phone number.

1. Who we are

This site is operated by Philly Metro Mortgage.

"We", "us" and "our" mean that company. "You" means the person using the site.

2. What this service is

We run a mortgage marketing and lead-generation service. We publish local information about home loans around Philadelphia, we answer a phone line, we ask about your situation, and we pass what you tell us to a licensed Pennsylvania mortgage lender so that lender can contact you about mortgage financing. That is the whole of what we do.

We are not a mortgage lender, a mortgage broker, a mortgage loan originator, a bank, a credit union, a real estate agent, or a government agency, and we are not affiliated with one. We do not take loan applications. We do not offer or negotiate loan terms. We do not quote rates, issue pre-approvals, order appraisals, underwrite, approve or deny credit, or close loans. All of that belongs to the licensed lender, and it stays there.

Nothing on this site is a loan offer, a rate quote, a pre-qualification, a pre-approval, a commitment to lend, or an application. Any loan is subject to that lender's own approval, its own program rules, and its own disclosures.

3. The information on this site

Program limits, tax rates, grant amounts and market figures come from public sources and were accurate when we checked them. They change, sometimes with little notice. Confirm any number with the lender or the program office before you rely on it. Our calculators run in your browser, produce estimates for planning only, and are not a rate quote or an offer of credit.

4. Nothing here is advice

The pages describe how programs work in general. They are not financial, legal, tax or credit advice about your situation, and reading them creates no advisory relationship. A licensed lender, an attorney or an accountant can advise you. We can introduce you to the first of those.

5. The introduction, and how we are paid

When you call or send the form, we introduce you to one licensed Pennsylvania mortgage lender, an independent business we neither own nor control. If that lender cannot help with your kind of loan, we may introduce you to another one, and we tell you when we do.

The lender pays us for the marketing and technology services we provide: this website, the local content on it, the search work behind it, the phone line and the assistant that answers it, and the reporting that goes with them. You never pay us anything. What the lender pays us does not depend on your loan amount, your interest rate, the fees you are charged, or whether your loan closes.

6. Your consent to be contacted

The consent box on the form, and the recorded notice on our phone line, are how you agree to be contacted. What that consent covers, which parties it names, which channels it allows, and how to withdraw it are set out on our communications consent page. Our privacy policy covers what we do with the information itself.

7. What you promise us

That you are at least 18, that the phone number and email you give us are yours to give, and that what you tell us is true as far as you know it. Do not submit someone else's details, do not send us anything you would not want a lender to read, and do not use the forms for anything other than a real mortgage inquiry. Do not scrape, copy in bulk, probe, overload or attempt to interfere with the site. We can block access for any of that.

8. Records we keep

We keep a record of every inquiry, including the exact consent wording you were shown and its version, the time, the page, and where the inquiry was sent. We keep call recordings and transcripts where the law allows. We keep these because the law expects us to be able to prove what you agreed to, and because it is the only honest answer when someone asks why a lender called them. The privacy policy gives the detail and the retention periods.

9. The site itself

The text, photographs, layout and code are ours or used with permission; photograph credits and licences are listed on the credits page. You may read, print and share pages. You may not republish them as your own.

Links to other sites, including lender sites, government pages and program offices, are there because they are useful. We do not control them and we are not responsible for what they say or do.

10. Disclaimer and limits

The site is provided as it is, without warranties of any kind, express or implied, including any warranty of accuracy, fitness for a purpose, or uninterrupted availability. We are not responsible for the acts, omissions, products, rates, fees or conduct of any lender we introduce you to; that lender is an independent business and answers for its own work.

To the fullest extent Pennsylvania law allows, we are not liable for indirect, incidental, special or consequential losses arising from your use of this site, its figures, its calculators, or an introduction we make, and our total liability for any claim is limited to one hundred dollars. Some jurisdictions do not permit these limits; where that is so, they apply only as far as permitted.

11. Complaints, law and disputes

If something here has gone wrong, call us or use the contact page first; most things are fixable in a phone call. Pennsylvania law governs these terms without regard to its conflict-of-laws rules, and any dispute belongs in the state or federal courts sitting in Pennsylvania. Nothing here waives any right you have under a consumer protection law that cannot be waived.

12. Changes

We may update these terms. The current version always sits on this page with its effective date and version number, and the version in force when you sent a form is the one recorded with your inquiry.
