Privacy policy

The short version: we collect what you tell us, we pass it to one licensed Pennsylvania lender so that lender can call you, that lender pays us, and this site runs no ad trackers. The long version is below, including how to make it all stop.

1. Who we are and what we do with information

Philly Metro Mortgage runs a mortgage marketing and lead-generation service. We are not a lender or a broker. The point of collecting anything at all is to hand it to a licensed Pennsylvania mortgage lender who can contact you about mortgage financing. If you would rather that never happened, do not send the form and do not call; nothing on this site requires either.

2. What we collect

We do not ask for, and do not want, your Social Security number, your date of birth, your account numbers, or any document. If you volunteer one on a call, our assistant is built to stop you. Anything financial belongs with the lender, on the lender's own secure channel.

3. What we do not collect

This site sets no advertising cookies, runs no third-party analytics, and carries no tracking pixels or social widgets. Nothing here builds a profile of you or follows you elsewhere. The calculators run entirely inside your browser and send us nothing at all: change every number on them and we will never know you visited. The only cookie-like storage the site uses is whatever your browser does on its own.

4. Why we collect it

To work out what kind of loan you are describing, to introduce you to a licensed Pennsylvania lender who handles that kind of loan, to let that lender contact you, to follow up with you about your inquiry, to answer you if you ask us to stop, and to keep proof of what you agreed to, when, and on which page. We also count visits and calls in aggregate to see which pages are worth writing. That is the complete list of purposes.

5. Who receives it, and the money involved

Say this plainly: the reason we exist is that a mortgage lender pays for what we do, and your inquiry is what we hand over. Here is exactly who sees it.

We do not hand your details to data brokers, list sellers, aggregators, insurers or anyone running an unrelated marketing campaign, and we do not post them anywhere. The lender pays us for the marketing and technology services we provide, and what it pays does not depend on your loan amount, your rate, the fees you are charged, or whether you close.

Several state privacy laws define a "sale" or a "share" broadly enough that passing your inquiry to a lender who pays us counts as one, whatever we call it in conversation. We treat it that way rather than argue about it, which is why the privacy choices page exists and why the opt-out below is open to everyone, in every state.

6. Consent to be contacted, and how to withdraw it

The checkbox on the form and the recorded notice on the phone line are your consent to be contacted by Philly Metro Mortgage and by the licensed Pennsylvania lender we introduce you to, by call, text and email, including through an automatic telephone dialing system and artificial, prerecorded or AI-generated voice messages, even if your number is on a Do Not Call list. You can withdraw it at any time, by any reasonable means, with no reason given: reply STOP to any text, say so on a call, use the contact page, or write to us. We act on it immediately in practice and within ten business days at the outside, and we tell the lender. Withdrawing consent with us does not withdraw it from a lender you have separately begun working with; tell that lender too, and we will help if you ask.

7. How we protect it

The site is served over HTTPS. Form submissions travel encrypted and go to our own domain, never to a third-party endpoint. Access to inquiry records is limited to the people who need it, on accounts protected by two-factor authentication. Recordings and transcripts sit with our phone provider under contract. No system is perfect and we will not pretend otherwise; if a breach ever affects your information, we will tell you and the regulators the law names, in the time the law allows.

8. How long we keep it

Inquiry records, consent proof, call recordings and transcripts: up to five years, because federal telemarketing rules expect us to be able to prove consent for that long. Page versions and their sources: twenty-four months, because mortgage advertising rules expect us to be able to show what a page said. Server logs: a few months, then gone. After that, records are deleted or de-identified. Ask us to delete yours sooner and we will, unless a legal obligation or a live dispute requires keeping it, in which case we tell you which.

9. Your rights, wherever you live

Ask us what we hold about you, ask for a copy, ask us to correct it, ask us to delete it, ask us not to pass it to a lender, or ask us to stop contacting you. Residents of states with their own privacy statutes, New Jersey among them, have these rights by law, and residents of California and similar states may also opt out of the "sale" or "sharing" described in section 5. We honor every one of these requests from anyone, in any state, rather than checking your zip code first.

To make a request: use the privacy choices page, or call (267) 828-9067 and say so. We answer within 45 days. We may need to confirm you are the person the record belongs to, usually by matching the phone number or email you gave us. An authorized agent may act for you with written permission. We do not charge for this and we do not treat you differently for asking. If we turn a request down, we say why and how to appeal it; if the appeal fails, your state attorney general takes complaints.

10. Financial privacy law

Because this service sits next to mortgage lending, the federal Gramm-Leach-Bliley Act and its privacy rule may apply to some of what we handle. Where they do, we follow them, including the limits on reusing information received from a financial institution. The lender you are introduced to gives you its own privacy notice, which governs what that lender does from the moment it receives your inquiry.

11. Children

This site is for adults. We do not knowingly collect anything from anyone under 18, and we delete it if we learn we have.

12. Changes, and how to reach us
