A city of rowhomes, and what that means for the loan
Most of what’s for sale in Philadelphia shares at least one wall. Two-story brick straight-throughs and porch-fronts fill South, North, West, and the near Northeast. Three-story rows and trinities ring Center City. The Far Northeast has twins and post-war singles with driveways, Chestnut Hill and Mt. Airy have stone singles, and Fishtown, Point Breeze, Brewerytown, and Graduate Hospital have a decade of new townhomes with roof decks.
Lenders are fine with all of it. The house type mostly decides which loan you use and which appraiser conditions you’ll see. A 1925 rowhome going FHA or VA gets an appraiser who notes peeling paint and a loose porch rail, and the seller fixes it or the deal grows a repair escrow. A new build with a tax abatement gets underwritten on the full tax bill the abatement is hiding. A condo needs a building that passes the lender’s project review. What a $275,000 house costs to buy and own
The city’s median sale price was $275,000 in July 2026, up 5.8% from a year earlier, per Redfin. Bright MLS puts the wider metro at $430,000 for the same month, so the city is still the cheaper half of its own region.
Transfer tax is the number that surprises people. Philadelphia charges 4.578%, which is 3.578% for the city plus 1% for the state, in place since July 1, 2025. On $275,000 that’s $12,590 at closing, and custom splits it evenly, so your half is $6,295. The suburbs charge 2%, so the same house in Bucks would cost you $2,750 on that line. Property tax is 1.3998% of assessed value, and the homestead exemption takes $100,000 off that value for owner-occupants, worth up to $1,399 a year. If the assessment matched the $275,000 price, the bill with homestead runs about $2,450 a year. Your lender escrows for the full bill until the exemption shows up, so file it as soon as you close. The Office of Property Assessment mailed Tax Year 2027 notices on June 29, with the median bill up about $97; the First Level Review deadline is September 1, 2026 and the formal appeal deadline is October 5.
Programs that only work inside city limits
Philly First Home pays up to $10,000 or 6% of the price, whichever is less, toward down payment and closing costs. You have to be a first-time buyer (or three years out of ownership), under the income limit ($85,900 for one person, $122,700 for four), and you have to finish one-on-one counseling before you sign an Agreement of Sale. PHFA treats Philadelphia as a targeted county, so the Keystone Home Loan price cap is $730,600 here against $588,800 in the suburbs, with an income limit of $147,200 for one or two people. K-FIT adds 5% of the price as a second loan forgiven over ten years. Penn, Drexel, and Temple each run forgivable loans for employees buying near campus, and the city’s Home Buy Now program matches an employer benefit up to $4,000. The 2026 FHA limit is $630,200 and the conforming limit is $832,750, so nearly every house in the city fits a standard loan.
The thing nobody warns you about: tangled titles
Pew counted about 10,400 Philadelphia homes where the deed is still in a dead relative’s name. If you’re buying from an estate, the executor needs authority to sell before a title company will insure it, and that can add weeks. If you already live in a family house and want to refinance, a tangled title stops the loan cold, because you aren’t the record owner. The Tangled Title Fund covers up to $6,500 in legal costs for households under 80% of area median income. Philly First Home counseling has to be done before the Agreement of Sale is signed. Sign first and the $10,000 is gone. That’s the rule we repeat most.
Getting around, and the 2026 of it all
SEPTA’s fiscal 2027 budget passed in June with no fare increases and no service cuts, Regional Rail got new schedules on July 5, and the Market-Frankford Line is now just called the L. The resident wage tax stepped down on July 1, 2026, the first move in a five-year decline, which helps the debt-to-income math a little.
It’s been a loud year: six World Cup matches at the Linc, including France over Paraguay on the Fourth of July, the All-Star Game at Citizens Bank Park on July 14, and a Firstival in some neighborhood every Saturday of 2026 for the country’s 250th birthday. The Mummers turned 125 in January and looked about the same as always.
