Twins, singles, and a driveway
The Northeast is where Philadelphia stops looking like Philadelphia. Below Cottman Avenue, in Mayfair, Tacony, Oxford Circle, and Rhawnhurst, the stock is 1920s and 30s brick-and-stone rowhomes and twins. Above it, in Bustleton, Somerton, Fox Chase, and Morrell Park, the 1940s to 60s take over: post-war singles and twins with driveways, lawns, and basements. Bustleton has no rowhomes at all. Add modern condo and townhome infill and a large apartment share, and you have the most varied housing in the city.
For the loan, the variety is the wrinkle. An appraiser needs comps of the same type, and a twin in Rhawnhurst compares to other twins, not to the single three blocks up. That’s rarely a problem in the Northeast because there are so many of each. The 1950s singles are old enough for FHA and VA appraisers to check for pre-1978 paint and aging roofs, and young enough that most pass. The FHA page covers the conditions.
What it costs
Redfin’s 2026 neighborhood pages put the Far Northeast median at $346,000, up 3.1% year over year, and the Near Northeast at $279,000, up 6.9%, at $212 per square foot. The Far Northeast is where a single-family house with a yard and a driveway is still findable in the low to mid $300,000s inside city limits.
Transfer tax is the city’s 4.578%. On $346,000 that’s $15,840, with your customary half at $7,920. On $279,000 it’s $12,773 and $6,386. Property tax is 1.3998% of assessed value; with the $100,000 homestead exemption, a house assessed at $346,000 runs about $3,440 a year. It’s still the city
Buyers from Bucks look at Somerton and see a suburb. The tax office sees Philadelphia. Cross the county line into Bensalem and the transfer tax drops to 2%, so a $346,000 house costs $6,920 in transfer tax instead of $15,840. The city wage tax applies to Northeast residents too, though it stepped down on July 1, 2026, the first move in a five-year decline. Bensalem answers with three separate property tax bills totaling about $4,867 a year on an average house, and you hire your own trash hauler.
So the honest comparison: the Northeast costs more at closing and often less each year in property tax, with the wage tax in between. The homestead exemption is worth up to $1,399 a year and it isn’t automatic, so file it. Our Bensalem and Levittown page has the Bucks side of the math.
Programs that work here
Philly First Home pays up to $10,000 or 6% of the price, whichever is less, for first-time buyers under the income limit ($85,900 for one person, $122,700 for four). On a $279,000 Mayfair twin that’s the full $10,000, more than your half of the transfer tax. The house has to be a single-family or duplex, and the counseling has to be done before you sign the Agreement of Sale. PHFA’s Keystone Home Loan caps price at $730,600 in Philadelphia and pairs with K-FIT, a second loan of 5% of the price forgiven over ten years. A $346,000 house in Somerton and a $346,000 house across the line in Bensalem differ by $8,920 in transfer tax at closing. Then Bensalem sends three property tax bills a year. Run both before you decide the county line is a deal-breaker.
The Boulevard and everything on it
Roosevelt Boulevard is twelve lanes with jughandles, and its speed cameras cut speeding by 95%, which quietly made it the most effective enforcement in the city. Cameras on Route 13 along Frankford Avenue started issuing $100 fines on June 26, 2026 at eleven or more over the 25 mph limit. PennDOT’s Route for Change study is weighing bus rapid transit, light rail, and a Broad Street Line subway extension from Erie Avenue up the Boulevard to Neshaminy, with a preferred recommendation expected in 2026. The Boulevard’s reputation is improving, which nobody had on their 2026 card.
For now, the Frankford Transportation Center anchors the L, and the Fox Chase, Trenton, and West Trenton Regional Rail lines cross the Northeast on the new July 5 schedules. Pennypack Park is the shared backyard.
