Stone houses, slate roofs, and the appraiser
Chestnut Hill and West Mt. Airy are built out of the hill they sit on. Wissahickon schist singles and twins, Victorian and Colonial Revival, on lots big enough for actual trees. East Mt. Airy is brick rowhomes, twins, and smaller stone houses, and Germantown Avenue carries apartments and a few condos along its cobblestones.
A century-old stone house is a different underwriting animal from a South Philly row. Appraisers want comps of similar age, construction, and lot size, and in Chestnut Hill they find them. Inspectors want to see the slate roof, the boiler, and whatever the electrical panel has been through. FHA and VA appraisers apply the same paint and safety rules they apply everywhere, which on a 1910 stone house means a careful walk around the porch. Budget for the roof and the systems, because the house has already outlived three of each.
What it costs: three price bands
Chestnut Hill’s median sale price was $919,680 in June 2026, down 3.2% from a year earlier, per Redfin. West Mt. Airy ran about $704,000 and East Mt. Airy about $280,000 on Redfin’s January 2026 pages. Three neighborhoods that share a park and a train line, and a price spread of more than $600,000.
Transfer tax is the city’s 4.578% on every one of them. On $920,000 that’s $42,118, with your customary half at $21,059. On $700,000 it’s $32,046 and $16,023. On $280,000 it’s $12,818 and $6,409. Property tax is 1.3998% of assessed value; with the $100,000 homestead exemption, a house assessed at $920,000 runs about $11,480 a year, and the lender escrows that monthly. When the loan goes jumbo
The 2026 conforming limit is $832,750 in Philadelphia County. A Chestnut Hill house at the median needs a jumbo loan, or a down payment large enough to bring the loan under the limit: on $920,000 that’s $87,250 down, about 9.5%, to land a conforming loan of exactly $832,750. Jumbo lenders want stronger credit, more reserves, and sometimes a second appraisal, and the jumbo loan page explains the tradeoffs. West Mt. Airy at $704,000 sits under the limit and works with a standard conventional loan. East Mt. Airy fits FHA (limit $630,200) with room to spare.
Programs that still apply
Philly First Home pays up to $10,000 or 6% of the price, whichever is less, for first-time buyers under the income limit ($85,900 for one person, $122,700 for four), which makes it an East Mt. Airy program in practice. Counseling comes before the Agreement of Sale, and condos don’t qualify. PHFA’s Keystone Home Loan caps price at $730,600 in Philadelphia, so it reaches West Mt. Which kind of historic
The Chestnut Hill Historic District has been on the National Register since 1985: 1,987 contributing properties across 1,920 acres, which is the whole neighborhood. Buyers hear “historic district” and assume they can’t change a window. National Register listing on its own doesn’t restrict a private owner. Local designation by the Philadelphia Historical Commission does, and that’s property by property. Check whether your specific address is locally designated before you plan the addition, and tell the lender if the renovation is part of the financing, because the approval timeline becomes the loan timeline.
On a $920,000 house, your half of the transfer tax is $21,059. That’s the line item that turns a 20% down payment into a 22% cash-to-close conversation. Plan for it before the offer.
The co-op, the trail, the trains
Both Chestnut Hill lines are running. Chestnut Hill West got a new timetable on July 5, 2026 after 2025’s threat to eliminate it, and Chestnut Hill East runs alongside. Weavers Way Co-op, founded in a church basement in 1973, anchors West Mt. Airy with stores in Mt. Airy, Chestnut Hill, and Germantown, and members work shifts, which is the kind of thing that comes up at dinner here. Wissahickon Valley Park is the backyard for all three neighborhoods.
Chestnut Hill is planning an extra-special 250th celebration this year, having postponed its Wheels in the Windows event to fold it in. Nothing about the neighborhood suggests it will be understated.
