Getting a mortgage in Manayunk and Roxborough

Manayunk's rowhomes climb the hill from Main Street, and Main Street has been under the Schuylkill more than once. The flood map comes before the offer here, and the stairs come after.

Manayunk was a mill town before it was a bar district, and the 19th-century mill-worker rowhomes are still stacked up the hill off Main Street on blocks that look like they were surveyed by a goat. Near the canal and along Ridge Avenue, newer townhomes and apartments have filled in. Climb into Roxborough and Upper Roxborough and the stock changes to stone twins, singles, 1950s and 60s ranchers, and bigger lots as you get closer to the Wissahickon.

Lenders lend on all of it, with two local wrinkles. A hillside rowhome can have a basement that’s a full story on the downhill side and a crawl space on the uphill side, and an appraiser counts only what’s above grade as living area. Roxborough’s stone twins share a wall, so the appraiser compares them to other twins, of which Roxborough has plenty. What it costs

Manayunk’s July 2026 closed sales came in around $400,000 on a dozen transactions, so treat that as a range. Monthly medians over the past year ran from $280,000 to $440,000, which tells you the sample is small and the mix is wide. Roxborough was about $370,000 per Redfin as of late 2025, and Upper Roxborough about $415,000.

At $400,000, Philadelphia’s 4.578% transfer tax is $18,312, with your customary half at $9,156. Property tax is 1.3998% of assessed value; with the $100,000 homestead exemption, a house assessed at $400,000 runs about $4,200 a year. Every price here fits under the 2026 FHA limit of $630,200 and the $832,750 conforming limit. The catch: the river

On September 1 and 2, 2021, the remnants of Hurricane Ida put Main Street under water. The Schuylkill crested above 17 feet, breaking a 152-year record, and cars floated. Since then the zoning code requires pedestrian evacuation routes for new buildings in the flood zone, and the city published an East Falls and Manayunk flood mitigation study in 2024.

For a buyer this means one thing: anything on Main Street, Venice Island, or the canal side needs the FEMA flood map pulled before the offer. If the property sits in a Special Flood Hazard Area, the lender requires flood insurance, and the premium goes into your monthly payment. Get the quote during your inspection period, because on a low-lying condo it can change what you can afford. Up the hill, the flood zone stops being a topic and the stairs become one.

Programs that apply here

Philly First Home pays up to $10,000 or 6% of the price, whichever is less, for first-time buyers under the income limit ($85,900 for one person, $122,700 for four). It covers single-family homes and duplexes only, so the canal-side condos are out, and counseling has to be finished before you sign the Agreement of Sale. PHFA’s Keystone Home Loan caps price at $730,600 in Philadelphia and pairs with K-FIT, a second loan of 5% of the price forgiven over ten years; Keystone Flex drops the first-time rule with a $212,000 income limit. Condo buyers should read the condo loan page first, because the building’s paperwork decides the loan, and a canal-side building also carries the flood question.

A flood insurance quote takes about a day. Ask for it the same day you schedule the inspection on anything near Main Street or the canal, and you’ll know the real monthly payment before you’re attached to the place.

The Wall, the trail, and the train

The Manayunk/Norristown Regional Rail line stops at Wissahickon, Manayunk, and Ivy Ridge, with new schedules since July 5, 2026 and no cuts in SEPTA’s fiscal 2027 budget. The Schuylkill River Trail and the towpath run along the water, and Wissahickon Valley Park covers the Roxborough side.

The Philadelphia Cycling Classic returns on Sunday, August 30, 2026, after about a decade away, on the original Parkway, Kelly Drive, and Manayunk route. The star is the Manayunk Wall, a 17% grade that climbs the height of a 20-story building in under half a mile, with a free watch party at Main and Levering from 10 to 3.
