Two Conshohockens, one ZIP code
The original town is a 19th-century grid of brick rowhomes and twins stacked up the hillside off Fayette Street, built for the people who worked the mills and the steel plant. Then there’s the riverfront: office towers and luxury apartments that went up over the last two decades. Borough council pulled residential uses off the riverfront zoning in 2022 by a 7 to 0 vote, so what’s there is what you get. West Conshohocken sits across the river with its own borough government, and Lafayette Hill and Whitemarsh have the singles on bigger lots.
For the loan, an old rowhome means an older-house appraisal. FHA and VA appraisers look at railings, paint, roofs and wiring on anything from the 1800s, and Conshy has plenty from the 1800s. They’re just different homework.
What it costs
Redfin put the June 2026 median sale price at $482,737, down 1.5% from a year earlier, with price per square foot up 10% to $309. Days on market stretched to 102 from 84, and the June list median was $544,000. Translation: sellers are asking more than buyers are paying, and houses are sitting longer. That’s negotiating room.
Transfer tax is 2%, half state and half local. On a $483,000 house that’s $9,660, and custom puts $4,830 on your side. Conshohocken charges the standard rate.
Property tax comes from three bills: county, borough and Colonial School District. Colonial is at 27.422 mills for 2026-27, and its finance committee recommended a 3.5% increase back in February. Montgomery County assessments run at roughly 30% of market value, so the millage only makes sense against the assessment on the specific house. Get the real number and hand it to the lender for escrow.
Programs that apply here
The June median sits under PHFA’s $588,800 price cap for Montgomery County, so first-time buyers inside the income limits ($122,700 for one or two people, $141,100 for three or more, from July 1, 2026) can pair a Keystone Home Loan with K-FIT’s 5% forgivable second or Keystone Advantage’s $6,000. The county’s First Time Homebuyers Program adds up to $10,000 at 0% for buyers between 80% and 100% of area median income who live or work in Montco. The assistance guide has the income tables.
FHA at $630,200 covers nearly everything in the borough. USDA does not reach Conshohocken; the eligible part of the county starts a good deal farther out, and the Montgomery County page lists the towns.
Where the flood line runs
On September 1, 2021, the remnants of Hurricane Ida pushed the Schuylkill above the railroad tracks for the first time in living memory, and the borough declared a disaster emergency. The riverfront is a flood zone. The lower blocks of the grid can be too, depending on the parcel. A lender will require flood insurance on any house in a FEMA special flood hazard area, and that premium goes into your monthly payment, which changes what you qualify for.
Pull the FEMA map for the exact address before you write an offer. If it’s in the zone, get the flood quote the same day. Nobody warns you about this until the underwriter does, and by then you’ve paid for an inspection.
Ask the seller for the elevation certificate if one exists. On a house near the river it can cut the flood premium substantially, and it’s the kind of document that sits in a drawer until somebody asks.
What’s changing in 2026
The borough’s own watch list for the year: a SEPTA and Alterra garage-plus-apartments project at the train station that needs a zoning change or a zoning board appeal, a Fayette Street road diet from 3rd to 12th Avenue (two lanes plus a turn lane) funded by a $1.32 million state grant with PennDOT approval pending, and a ward map redraw. The road diet will make the walk to dinner safer and the drive to dinner slower, which is the trade every borough eventually makes.
The 33rd Funfest lands on September 19, 2026, nine blocks of Fayette Street from noon to eight, and the borough says it’ll be the biggest yet. Nobody says Conshohocken, by the way. It’s Conshy, and if you say the whole thing at Funfest people will assume you’re from the apartments.
