Buying a home in King of Prussia: what the loan looks like

King of Prussia has the mall, the office parks, the Turnpike interchange, and about a billion dollars of new apartments and townhomes. What it doesn't have is a train, and it won't for a while. Here's what that mix does to a mortgage.

What you’re buying in KOP

The older neighborhoods of Upper Merion Township are 1950s to 1970s split-levels and ranchers on quarter-acre lots, the kind with a carport that somebody enclosed in 1988. Then there’s a layer of 1980s to 2000s townhomes and condos, Valley Forge Towers being the big one. On top of that sits a wave of luxury apartments at the Village at Valley Forge and hundreds of new Toll Brothers houses, part of what the township’s own boosters call a billion dollars of development.

The split-level is the easy loan. It’s a detached single on its own lot, it appraises cleanly, and conventional financing with 3% to 5% down handles it. Townhomes and condos add an HOA, and condos add a project review. A lender has to confirm the building’s budget, owner-occupancy ratio and insurance before it lends on your unit, so ask the listing agent for the condo documents the day you see the place. What it costs

Redfin’s rolling three-month median for King of Prussia was $539,677 through May 31, 2026, and the August list median was $549,000. A year earlier the town had one of the sharper price jumps in the county, so the new construction is doing what new construction does to averages.

Transfer tax is 2%, split 1% to the state and 1% to Upper Merion and the school district. On a $540,000 house that’s $10,800, and custom puts $5,400 of it on your side of the settlement sheet. Montgomery County has no municipality above the standard rate, so there’s no KOP surcharge to worry about.

Property tax is the pleasant surprise. Upper Merion’s commercial base, meaning the mall and the office corridors along Route 202 and First Avenue, carries a share of the load that most townships would envy, so residential rates stay modest even after the school district’s three straight increases. The Upper Merion Area School District also runs a property tax and rent rebate of up to $900 for 2026-27 for residents who qualify. Have the lender escrow from the actual bill on the listing.

Programs that apply here

A $540,000 price fits under PHFA’s $588,800 cap for the county, so a first-time buyer inside the income limits ($122,700 for one or two people, $141,100 for three or more, for reservations from July 1, 2026) can use a Keystone Home Loan with K-FIT’s 5% forgivable second. The Montgomery County First Time Homebuyers Program adds up to $10,000 at 0% for buyers who live or work in the county and fall between 80% and 100% of area median income. USDA doesn’t reach KOP. Eligibility in Montco starts around Skippack and Collegeville, and nothing this close to the Schuylkill Expressway qualifies. If zero down matters and you’re a veteran, VA is the route.

New townhomes here often close with a builder’s preferred lender and a closing-cost credit attached. The credit is real, but so is the rate you’d get elsewhere. Have a second lender price the same loan before you commit. It costs nothing and it keeps the builder’s lender honest.

The train that isn’t coming

SEPTA paused King of Prussia Rail in February 2024 after the estimate reached $3.02 billion and federal funding didn’t materialize. The Norristown High Speed Line still ends in Norristown. Buyers who priced KOP as a future rail suburb should price it as a driving suburb, because that’s what it is and what it will stay for the foreseeable future. Your commute is 202, 422, 76 or the Turnpike, and the appraiser knows it.

The other local drama is the data center. In mid-August 2026 Upper Merion’s supervisors voted unanimously against a 5-million-square-foot AI data-center campus, and the developer has gone to court. Commercial projects like that are what fund the low residential taxes, so the outcome will show up in tax bills one way or another. Worth watching if you’re buying near the proposed site.

Daily life, and a parking lot with a resume

The Valley Forge Gateway Trail is planned to link the Chester Valley Trail through the Village at Valley Forge to the national park and the Schuylkill River Trail, 2.8 miles that would let you bike from the mall to Washington’s encampment. This July the mall’s parking lot hosted a World Cup fan zone while Valley Forge celebrated its 50th year as a national park in the nation’s 250th, with a hop-on shuttle for the three-day party. Every suburb has a mall. This one’s has a World Cup on its resume.

Why are property taxes in King of Prussia lower than nearby towns?

Upper Merion Township carries an enormous commercial tax base, with the mall and the office parks at the center of it, so the residential side of the bill stays comparatively modest. The school district has still raised taxes three cycles running. For 2026-27 it offers a property tax and rent rebate of up to $900 for qualifying residents.

Can I use an FHA loan on a King of Prussia townhome or condo?

Often, yes. The 2026 FHA limit for the county is $630,200, which covers most townhomes here. A condo has to sit in an FHA-approved project or clear a single-unit review, so the building's paperwork matters as much as your credit. Our condo loan page explains what the lender looks for.

Is King of Prussia eligible for a USDA loan?

No. USDA eligibility in Montgomery County starts well north and west of here, around Skippack, Collegeville and Harleysville. King of Prussia is too built-up to qualify.

Does the Montgomery County first-time buyer program work in KOP?

It does, as long as you fit the income range and live or work in the county. The loan is up to 10% of the price or $10,000, whichever is less, at 0% interest, and it's only repaid if you sell or move within 15 years. Counseling comes before the contract.
