Two stories, marble steps, no front yard
South Philadelphia is the rowhome in its purest form: two-story brick, marble steps to the sidewalk, a straight shot from the front door to the kitchen, and a neighbor on each side. Passyunk Square and Bella Vista add three-story rows. Point Breeze, Pennsport, and Newbold have a decade of new-construction townhomes. Girard Estate and Packer Park, down by the stadiums, are the exception, with twins and singles and actual lawns.
For the loan, the age is the thing. Most of the grid went up between 1900 and 1930, and an FHA or VA appraiser walks in looking for peeling paint, a wobbly railing, a roof with more patches than roof, and knob-and-tube behind the outlets. None of that kills the deal. It becomes a repair condition the seller handles before closing or a repair escrow the lender holds. Conventional appraisers are calmer about cosmetics. Multi-units are everywhere here too. A rowhome that’s been split into a first-floor apartment and an upstairs unit can be bought with FHA at 3.5% down as an owner-occupant, and the rent from the other unit counts toward qualifying. What it costs
South Philadelphia’s median sale price was $342,381 in June 2026, up 8.1% from a year earlier, per Redfin. Call it $342,000. At that price the city’s 4.578% transfer tax is $15,657, and your customary half is $7,828. The suburbs charge 2%, which is the whole reason people keep comparing a Passyunk row to a Delco twin.
Property tax is 1.3998% of assessed value. With the $100,000 homestead exemption, a house assessed at $342,000 runs about $3,390 a year, and the exemption itself is worth up to $1,399, so file it the week you close. The Tax Year 2027 notices went out June 29, with the median bill up about $97 citywide; the First Level Review deadline is September 1, 2026. The 2026 FHA limit of $630,200 covers essentially everything in the neighborhood.
Programs that fit a $342,000 rowhome
Philly First Home pays up to $10,000 or 6% of the price, whichever is less, for first-time buyers under the income limit ($85,900 for one person, $122,700 for four). On a $342,000 house that’s the full $10,000, which covers your half of the transfer tax with a little left. Counseling comes before the Agreement of Sale, and that order can’t be reversed. PHFA’s Keystone Home Loan allows purchase prices up to $730,600 in Philadelphia, and K-FIT stacks 5% of the price on top, forgiven over ten years. The first-time buyer page runs the numbers.
Veterans can go zero down with VA, and with the Navy Yard at the bottom of Broad Street, any lender who closes VA in the city has seen plenty of South Philly appraisals.
The seller’s name and the deed
South Philly houses stay in families. That’s a virtue right up until the deed is still in a grandmother’s name and the person selling is her grandson. Pew counted about 10,400 Philadelphia homes with tangled titles, and a title company won’t insure a sale until the estate is opened and the executor has authority. An FHA appraiser will flag chipped paint on a 1920s porch rail. It’s a weekend fix before the appraisal or a dead deal after. Ask the seller to scrape and paint before the appraiser comes, and most will.
Stadiums, string bands, and the greased pole
The Broad Street Line runs the length of the neighborhood to the sports complex, where six World Cup matches were played at the Linc this summer (France beat Paraguay 1-0 on the Fourth of July) and the All-Star Game came to Citizens Bank Park on July 14. A new $1.5 billion Sixers and Flyers arena is planned for the old Spectrum site at Broad and Pattison, with an opening targeted around 2030. FDR Park is midway through a $250 million overhaul with new wetlands designed to absorb flooding.
The Italian Market Festival in May still ends with teams climbing a greased pole for prosciutto and cash. The Mummers’ string bands are built in South Philly clubhouses, and the parade turned 125 this January. The parking chair is not a city ordinance. It is treated as one.
