Twins galore, and a few capes
Haverford Township is 75% single-family houses, 15% twins, 5% condos and 5% townhouses. The Havertown twin is its own type: stone and brick, three bedrooms, a bath and a half, a front porch, and a detached garage down a shared driveway. Brookline has blocks of them. Manoa, Llanerch and Paddock Farms have the colonials and capes, and the newer houses cluster near Haverford Reserve.
The loan is usually simple. A twin is a single-family house for lending purposes, so conventional with 3% to 5% down or FHA with 3.5% both work, and the 2026 FHA limit of $630,200 clears the median price with room. Most of these houses date from the 1920s to the 1950s, so the FHA or VA appraiser will note the porch railing and the paint on the garage. Fix it before the appraisal or ask the seller to. Either beats a repair escrow.
What it costs
A listing portal put Havertown’s May 2026 median sale at $550,000, up from $535,000 for the twelve months through April. Zillow’s home value index sits at $553,632, up 4.5% on the year. Houses go under contract in about 11 days, which is the fastest of any town on this site. That’s the tell that Havertown is where the city’s first-time buyers land.
Transfer tax is the standard 2%, half state and half local, so a $550,000 twin pays $11,000 at closing with $5,500 customarily yours. Haverford Township is at the standard rate; the county’s higher-rate towns are Radnor, Upper Darby, Upper Providence and Chester City.
Property tax comes in three bills. The township’s 2026 budget raised its rate 3.3% to 4.695 mills, which the township says adds about $51 a year on an average assessment of $346,000, and the trash fee went up $12 to $295. Haverford School District’s bills went out by July 1, 2026; as of a 2019 comparison, the district had the steepest ten-year school-tax climb in Delco at 41%, so budget for the trend. Delaware County assessments sit near market value since 2021, and the combined bill is on the listing sheet if you ask.
Programs that apply here
Havertown’s price band is a sweet spot for PHFA. The Keystone Home Loan caps the price at $588,800 for reservations from July 1, 2026, with income limits of $122,700 for one or two people and $141,100 for three or more. K-FIT adds 5% of the price as a second loan forgiven a tenth a year; Keystone Advantage adds up to $6,000 at 0% repaid over ten years. On a $550,000 twin, K-FIT is $27,500 you don’t bring to closing. The county program is the exception. Delaware County’s Homeownership First excludes properties in Haverford Township and directs buyers to the township’s own program. Ask the township what’s currently funded before you count on it; the terms change with the program year.
VA works here with zero down for eligible buyers, and the 1940s capes appraise cleanly for it. USDA does not reach any part of Delaware County.
In an 11-day market the pre-approval letter has to be real: credit pulled, income verified, file run through underwriting. A pre-qualification letter from an online form is a piece of paper, and Havertown listing agents have seen enough of them to know the difference.
The reassessment gap
Delaware County reassessed every property effective January 1, 2021, and Havertown prices have climbed since. That’s why the township’s average assessment is $346,000 while the median sale is $550,000. The tax bill is based on the assessment. The mortgage is based on the appraisal. Those two numbers won’t match, and both are correct.
What that means in practice: the lender’s escrow estimate should come from the actual current tax bill on that parcel, and you should ask whether the estimate assumes any change. A house that was renovated and permitted since 2021 may carry a higher assessment than its neighbors. A house that wasn’t probably hasn’t caught up yet.
Daily life on the trolley grid
Havertown has the Norristown High Speed Line stops along the northern edge and the 101 trolley to the south, plus the Pennsy Trail cutting through Brookline on an old railroad bed. The township throws the Haverford Heritage Festival on Karakung Drive (June 7 this year), the Havertown Irish Festival (June 13, 2026, its eighth year, two stages and twenty-plus acts, free), and a Haverford Township Day parade every fall. The festival calendar is the tell: this township likes a parade.
